We are committed to educating homeowners as a result of the horror stories which are published daily about the abuses homeowners suffer.  There is no reason for any member of a board of directors to abuse any resident whether they are right or wrong in the substance of the subject matter. 

How to save money on legal fees?  Know your documents, know the applicable statutes in your State.  Make copies, have them at the ready at every board meeting so that you can correct any improper motion or recommendation that may be proffered by the board members.

Do you believe that your management company is not doing a good job? Who exactly is to blame?  Don't presume that because the board has hired a management company that the board does not have to monitor anything.  The fact is that the board is responsible whether they took the advice of a manager or not.

Always remember that the buck stops with the Board.  The board is a team effort and the team must be of one mind when it comes to establishing guildelines for management companies, attorneys, contractors and any others who are retained by the "association" via the board of directors.

What about Mediation?  Do you think that you will actually receive any benefit when you are up against the association attorney?  Do not expect any relief at Mediation.  Unless everyone goes into Mediation planning to Mediate and resolve the issue at hand, Mediation is a waste of time, energy and money.  Again, the only beneficiaries of boards' actions or inactions are the attorneys. When you have learned how to manage the association corporation you should be able to avoid Mediation, or Mediate successfully.

Most of the problems can be short circuited before they become problems by becoming educated.  This process is probably more important than any post secondary education you may have received or plan on receiving.  It is vital because as a homeowner in a common interest community you are putting your biggest investment on the line for total strangers, and their pick of attorneys, to handle.  Where else would you turn over your paycheck but in an HOA or condominium?  Where else in the world do corporations pick up people off the street and hand them millions of dollars of property and cash to handle?  Only in the HOA and condominium concept do we willingly give up all of our constitutional rights and our paychecks.

Only through education can you turn your older community around, or if it is a newer community you can bring expertise to the table. The key is planning. Planning is the difference between success and failure.
