Level 2: For the new owner, whether living in the property or leasing/renting to others. This level includes the following steps (1) What is the Association?, (2) What are "governing documents"?, (3) How to read the governing documents, (4) How to avoid confrontations with your neighbors and the Board of Directors. (5) Attending Board Meetings and the questions you may want to ask. (6) How to read Financial Statements and why you need to read them, (7) How to request the association records and what to do if they are not available or "do not exist", (8) Budgets: how to ensure that each line item is forecast correctly and is not puffed up, (9) Things to think about before voting on establishing or maintaining Reserves, (10) Disaster preparedness and what your association is responsible for and in what time frame, (11) How to manage elections to avoid problems.
Level 3: Forms Management: We will provide general forms for use in condominiums and P.U.D.s (Planned Unit Developments) including Budget and Reserves schedules, forms for purchasers and renters, management company instructions, certificates of approval, recordable approved changes and additions to a home or unit, installing a satellite dish, violations notices, meetings notices, committees, Affidavits for purchasers and renters, Notice of Special Assessment, Meetings Notices, Affidavit of Mailing, Checklist for Management, Ballots, Proxies, Minutes, Operations Manual complete with Set up Pages,dividers, binders; two special order forms of your choice.
